Our Design Process
Every home starts with a dream. We imagine this place and envision the spaces where we will share experiences with our family and loved ones for years to come. It is our goal to help turn these dreams into reality. We use a phased approach to focus on design & craft, helping you explore your options and meet your goals along the way.
Phase 1 - Pre-Design
Background Research & Space Planning
The main goal during this phase is to gather information. During the
Pre-Design phase, we will research and document your property to understand the context in which we will be designing. We also meet with you to discuss what you value in a home, and the spaces, functionality, and styles that inspire you. This provides a foundation on which we build our architectural design ideas.
Phase 2 - Schematic Design
Defining the Look & Feel
This is the phase where we examine how each of the spaces could be laid out to flow, and start conversations about form, materials and aesthetics. Our studio explores a variety of concepts and communicates to you through hand sketch ideas, computer modeling, and floor plans. We refine the concept together with you through multiple discussions and iterations as we narrow in on a solution to develop further.
Phase 3 - Design Development
Refining the Design
During the Design Development phase we refine the layout and start locking in dimensions for the structure. At this stage we engage with the structural engineer or other consultants to explore systems and coordinate the design. This is also when we recommend selecting a general contractor to join the team for cost, scheduling, and construction feedback.
Phase 4 - Construction Documents
It’s all in the Details
This is where we reconcile the design ideas with the set budget, specify the materials and systems in the building, and create all of the architectural details. We work closely with you to select and document the fixtures & finishes that will complete the home.
Phase 5 - Permitting
Getting Approval
During this phase we complete the permit application and submit the drawings to the building department. We communicate with review staff and follow up on any questions or checksheets from each department, making revisions if necessary, in order for the city to issue a permit.
Phase 6 - Bidding
Formalizing the Contraction Contract
We assist you in evaluating the construction bid(s). A construction bid references our drawings and will put a cost, schedule, and terms to the agreement for your construction. We consider previous construction quality, proposed cost, and company qualifications to recommend the best fit for your project.
Phase 7 - Construction Administration
Realize the Dream
During the construction phase we communicate with you and the contractor to answer questions or provide additional information to help realize the design intent. We check quality by reviewing the contractor’s construction submittals ahead of new work, and periodically visit the site to observe progress. Construction includes many steps and a lot of communication, and we are with you along the way in order to help facilitate a high quality finished project.
